Whether you're a homeowner looking to move or a real estate agent in the process of helping someone list their home, there's always a long list of to-dos that can be overwhelming. We simplify this process by providing you with a to-do list, furniture, decor, and design strategies you need to sell your home easier, faster, and for more money.
We begin our staging process with a Simple Consultation and an optional Room by Room Report to provide you with recommendations to get your home 'market ready'. After our initial consultation, you'll have the option to partner with us—whether your home is completely empty or fully furnished—to get your house ready to sell.
When preparing your home for sale, you need to see it through the eyes of the buyer. To get started, we'll walk through your house, analyze each room, and provide our recommendations—like paint colors, rearranging furniture, and minor fixes— to help get your home ‘market ready’.
Our pricing for this one-hour staging consultation starts at $100.
After our Simple Consultation, we'll follow up with you and provide you with a full written Room by Room Report. This includes our to-do list, recommendations, and strategies you need to help buyers envision your home as their own.
Our pricing for our Simple Consultation + Room by Room Report starts at $200.
Following the consultation, you can choose to do the work yourself, or you can call us in to partner with you. Should you choose to partner with us, we will provide you with a quote for the entire job at this time.
Have you already moved out of your home? Selling an empty home makes it difficult for buyers to envision the space as their own.
We'll provide you with the furniture—on loan to you for up to 60 days—and staging that you need to bring the warmth, beauty, and "home" back into your house. We'll begin with your main living area, kitchen, dining room, and bathrooms, and can also move into any other spaces we've decided to highlight.

Are you living in your home and need some help pulling it all together to make it more appealing and presentable to potential buyers?
We'll work with you to enhance your home—suggesting strategic furniture arrangements and making your decor less personal and more accessible to prospective buyers. Using your items, along with our accessories and linens, we'll help showcase your home for photos and showings.

This is probably one of our most valuable services. This is a one hour consultation where we go room by room to see how each room should look and be setup for selling. After this time together a follow up email is sent that reviews all that was discussed. This serves as a great to-do list for a seller.
A recommended contractor list is also included with valuable, reputable contractors that can help in the process.
When we meet with clients to discuss the best way to get their home ready for the market some are a bit skeptical at first. This is understandable. Many feel that I am going to tell them to paint or get new carpeting. While this is sometimes the case, much of staging is simply simplifying what is in a room so that the features of the room are seen and not personal items.
By the end of my time with a homeowner, most get the concept. Simplify, donate, and clean out.
When the house is organized and simplified, a buyer can see things like windows, trim, space and ultimately, themselves living in the house.

Staging empty homes is actually a lot easier than staging a home where someone is currently living. Staging an empty home is a clean slate. We get a lot of calls from those flipping homes and agents needing an empty house staged.
When a few pieces of furniture are placed in a room it can actually make the room look larger. We always insist that the master bedroom gets staged. When a queen sized bed is put in a room the room looks larger and a buyer can see the space that they have for their own furniture. Adding color and warmth leaves a buyer with an emotional attachment to the home. That is why adding some accessories to counters and hanging prints on the walls are the final touch.
We pride ourselves in making staging affordable. We want buyers to see the value in what we do and know that we are going to work hard to help them and their agent sell the home. Moving can be expensive. We don’t want to be a big expense, but rather something sellers feel was extremely valuable in their moving process. Since we know we can move the staging furniture and accessories to another home after the house has a solid offer, we keep our prices affordable and reasonable.
We often get asked if we will help decorate someone’s new home after they have moved. Of course we will! We shop for our clients or with our clients. We get to know them so that we understand what they like and then bring things into the home and set it up so they can see how it will look. What they don’t like we return. We have decorated homes as well as our most recent project, a dental office. We charge hourly for this service.
